Who we work with
Real Estate Capital
A branded project that runs smoothly, from design to handover.

Why it matters
For many new hotel projects, resorts in particular, branded residences have become part of how the project is funded. Off-plan sales improve funding terms and cash flow during construction. Designed well, the residences then add to the hotel's profitability for the life of the asset: residents spend in its restaurants and spa, a rental programme can add rooms to sell, and shared services are paid for fairly by both sides. For developers, government-backed master developers and asset owners, the brand is a tool to sell faster and hold value longer. The work is to make sure what is designed, what is signed and what owners will pay all fit together, from design to handover.
We help you set realistic service charge assumptions and sign agreements with complete information before the first unit is sold. A premium service charge is part of what buyers pay for. We build it during schematic design, line by line, so buyers see what it buys and owners can carry it after handover. The building brief is aligned with local property law from day one, so the handover to the owners' association is clean.

What we do
Operational design audits and reviews
Plans and brand mandates reviewed for how the building will run: back-of-house, service routes, amenity scale and staffing, and the service charge they create. Space goes where it earns, protecting Net Sellable Area (NSA).
Service charge modelling
A defensible branded residences service charge, built during schematic design.
Projects in different jurisdictions
Setting up each project for the property law, licensing and employment rules of the market it sits in.
For hotel owners
Asset management, strategic review and operator contract negotiation.

What we bring you
We know what the other side needs
We have negotiated these agreements for brands, operators, developers and owners, so we know what each will ask of you and why.
Your lawyers read it for the law. We read it for the operation
We tell you what each clause will mean once the building is running.
We work for you alone
On each project we represent one party only, and take no fees or commissions from the other parties to the transaction.

Questions we are often asked
Is this not the operator's job?
The operator will run the building, but the operating model sets the terms it runs under. Developers benefit from settling it independently before those terms are agreed.
We already have a brand. Is it too late?
No. Until units are sold and agreements signed, most elements can still be shaped. After that, the work moves to making the agreed model work well.
Do you replace our lawyers?
No. Lawyers draft and protect the legal position. We read the same terms for what they will do to the running building, and negotiate on that basis.
Do you work against the operator?
No. We represent the owner, and the work runs through regular meetings and reporting with the operator.
Can you help if we want to change operator?
Yes. We set out the options, the exit from the current agreement and the move to the new one.

Better decisions, earlier.
