Asset Management

Is your operator delivering what the agreement promises?

Independent oversight of your management company.

Why it matters

Under a management agreement, the operator runs the hotel and the owner carries the result. Without someone reading the numbers and the agreement on the owner's behalf, performance and costs drift without challenge.

What the work covers

Operator performance review

How the hotel is performing against budget, market and the agreement.

Budget scrutiny

Reviewing the annual budget and the assumptions behind it before the owner approves it.

Capital planning

What the asset needs, when, and how it is funded.

Contract management

Making sure both sides deliver what the management agreement requires.

Owner representation

Representing the owner in meetings and decisions with the operator, including operator selection and brand transitions when a change is needed.

How we work

Review

We read the agreement, the budgets and the reporting, and walk the property.

Set-up

We agree the reporting and meeting rhythm with the owner and the operator.

Oversight

We review performance, budgets and capital plans on the owner's behalf.

Is this for you?

Who it is for

Hotel owners and investors.

When to bring us in

At any point in the life of the agreement, and especially before the annual budget cycle.

What you receive

  • An independent view of how the hotel and the operator are performing.
  • Budget and capital plan reviews before you approve them.
  • Representation with the operator.

Questions we are often asked

Is this the same as a full-time asset manager?

It gives the owner independent oversight without a full-time hire, on the reporting rhythm agreed at the start.

Do you work against the operator?

No. We represent the owner, and the work runs through regular meetings and reporting with the operator.

Can you advise on changing operator or brand?

Yes. Operator selection and brand transitions are part of owner representation, and are covered in detail under Contract Negotiation.

How does an engagement work?

From remote supervision and on-site visits to full secondment. The timeline is flexible and set for each project.

Why us

We have sat on both sides of the asset management table, as owner and as operator. What matters is the asset, not either party's position.
