Who we work with
Hospitality Operators
Helping you run branded residences as a growing business line.

Why it matters
In many international destinations, new hotel keys arrive inside mixed-use projects. Off-plan residential sales act as a capital subsidy for the developer, lowering debt barriers and bringing your hotel to opening sooner. Designed well, the residences then add to hotel profitability and to the brand's fee income for the life of the asset.
The work is making your residential standards run under local rules. Agreements and standards written for a single-operator model need adapting where co-ownership law puts a building manager or owners' association between you and the residents. We help you set this up at corporate level: what your agreement templates must cover, residential standards, and clear rules for how shared costs divide between hotel and residences, so the residential side strengthens hotel GOP. The result is residential operations that run conflict-free, so your teams stay focused on running the hotel.

What we do
Residential agreements and standards
What your standard BMAs, TSAs and residential standards need to cover under co-ownership rules, market by market. Your legal team drafts.
Shared cost allocation
Clear rules for chillers, back-of-house, logistics and common areas, agreed before opening.
Your residential business
Strategy, structure, roles and processes for branded residences inside the hotel company.
Delivery
Supervisory services, pre-opening and handover, interim leadership and mixed-use operations.

What we bring you
We know what the other side needs
We have negotiated these agreements for brands, operators, developers and owners, so we know what each will ask of you and why.
We have opened and run hospitality and residential operations
We know what has to be ready on day one.
We work for you alone
On each project we represent one party only, and take no fees or commissions from the other parties to the transaction.

Questions we are often asked
We already have hotel standards. Can we use them?
Some, not all. Residential owners pay for the service directly and vote on budgets; standards have to be written for that.
Can this replace a residential team at head office?
Yes. Supervisory Services can run as the brand's residential function for operating buildings, building by building or across a portfolio.
Do you work for hotel companies on pre-opening?
Yes. Pre-opening work is operational delivery, not representation on a transaction.

Better decisions, earlier.
